Hancock has that shadow-casting adjacent building, which is a real bummer, window light/view. Otherwise, like the area.
The streeteasy thumbnail mortgage doohickey says that the monthly payment is still >$4k, when the monthly mortgage payment is only around $2k… is there something I’m missing there? $2k is reasonable, but $4k seems like a lot.

SE incorrectly adds the annual tax bill to the monthly payment.
Also worth noting SE never adjusts the mortgage rate. As of 2 weeks, 4.82-4.99% was the going rate around here. So the monthly would be around $1,900 plus 180 for R.E.T.

re: 500k being cheap- yeah, I keep accidentally hearing about RE prices other places, and then wondering wtf is up with new york. Sigh. Rent rent rent.

ugh i read your quote wrong.. anyway, there needs to be neighborhoods where those sensibilities dont come into play otherwise everyone is gonna just wind up getting priced out to newburg. and that aint cool

agreeance! the problem is that when you turn neighborhoods into moonface-compliant the prices of houses nearly triple! so this would be like 1.5 million dollars. grrrrr. i also dont think 500K is “cheap” tho. maybe cheap compared to other overpriced properties all over nyc. honestly, i dont understand what the NYC metro area offers that warrants such obscene prices.

The hancock house is adorable. And really cheap. The fact that a middle class family could actually afford it is encouraging.

i like the hancock street house. it’s insane tho that when see a house for less than 500K you think it’s cheap!
