  1. what matters in “fully renovated” is the stuff that’s most expensive to replace–the plumbing, electrical, and central air if any. Also if they replaced original windows with modern. With most of those, being 30 years old already is highly relevant to their value either because of technology advances or useful life. I would much much prefer original windows in need of TC to 19080s-era replacement windows, for example. If the furnace and water heater are as old as the cabinets, then they are in need of replacement too. that’s where “fully renovated” is misleading because it suggests what’s there is has a very long remaining useful life. The truth is more likely “bathrooms and kitchens added and some 19th century decorative detail removed” compared to what was there originally.

  2. I saw 1st Placelast weekend. Maybe, *maybe* they updated the mechanicals at some point, but the kitchens and baths need a complete renovation. Also, the house has suffered from being chopped up into five units, and just feels all-around neglected. On the positive side, it’s huge, and would make a killer 1 family or even triplex with a couple of rental units. (At 22+ feet wide, you could add an internal stair, I think.)Plus, the views from the roof were awesome — Statue of Liberty, etc.

  3. Why does brownstoner list the same house over and over – it would be more interesting to see a variety of houses on here instead of the same ones – or maybe they didn’t notice they were re-cycling it over and over?
