  1. I like the interiors on Warren Street, nice tiles in the kitchen, and for such a small house, it has a nice airy feel. Of course the house is pretty narrow, on a 13-wide lot, so 13x42x3, plus 8×14 extension on two levels = 1,814sf.
    $1,000 psf, between Court and Smith, for such a narrow house, is a bit rich.
    Reaching for the sky on President Street as well, but more understandable, as this is arguably the best block in Carroll Gardens. The price would make more sense if the house was a little bit more renovated; “bring your creative eye” at this price level would be ambitious even in Brooklyn Heights.
    I love the house on 4th street, modern, clean, great layout, great location. It will be interesting to see if new construction can beat old details.

  2. It always drives me a bit crazy when you get these CG houses that need gut renovations pricing out like this. It’s as if the sellers have no idea what is going on in the market all around them. This is not a big house, and it is really overpriced. It could be made beautiful with a reno, but it should be selling at $2.1 tops.

  3. That WB house is on a nice stretch of Metropolitan (mostly residential), and shockingly enough, the inside looks livable (maybe even nice).

  4. That block of President St. is one of my favorite blocks of Carroll Gardens, but seriously, that price is crazy and nowhere in line with what unrenovated properties go for in the neighborhood. I guess it only takes one very rich buyer to fall in love but even if that property goes for 1 million less than asking it will be expensive.
