  1. @WTbound: That’s what I suspected about PS154. BTW the F trail will go express soonish…you can see the track work progressing nicely on the overpass areas. But Kensington will still be less desirable (and less expensive) than WT because of the cemetery and Parkway/Ocean Ave.

    I certainly wouldn’t count on getting in to 154, I think this year they had no room for anyone out of zone. 154 is a small school and the zone has been booming with young families. That said, I know a handful of people at 230 and I’ve heard great things.

  3. The Kensington house does look nice, anxious to see it. Very close to train and shopping. Interesting to see that the FSBO did a better job with their pictures than many of the realtor sales!

    That particular block of E. 2nd probably knocks a few bucks off the price. It’s not bad, but it’s in my opinion the least attractive block in the little sub-area bounded by Caton, Ocean Parkway, Church, and McDonald.

  4. re: 180 Rugby – one of the least attractive houses in PPS can’t sell for a year, so drop the price 4%. Yeah, that should get it sold.

    I was thinking about other unfortunate houses in PPS on the market forever, and 1216 Albemarle started out asking a laughable $1.9, and meandered down over the years to still unrealistic prices.

    Now I see a more realistic listing. Maybe worth it to buy the land (and some sort of shell thrown in) for something close to 350k ?
