House of the Day: 1216 Albemarle Road (Re-Revisited)

How low can you go? The aborted house at 1216 Albemarle Road in Prospect Park hit the market over a year ago at $1,900,000. Here's what we wrote about it at the time:

The original Victorian house was torn down (a fire maybe?) prior to 1965. The land was then divided into three lots and three architecturallly similar shoe-box type homes were contructed. This house is built on the foundation of one of these houses. For some strange reason, Landmarks insisted that the current design incorporate the brick work and first floor window from the 1965 houses into the new design, so what exists there now has been framed out around that 1965 window.

The asking price was knocked down last October to $1,595,000 and then almost immediately to $1,200,000. Now it's at $990,000. Where does it stop?

A major change, it would appear from the new architectural drawings, is that the 1960s window and brick work are no longer part of the propsed design. Landmarks must have back-peddled. They had insisted it be incorporated, originally.

While in one sense this house is a complete and total disaster, to live on Ablemarle Road, really one of the most beautiful streets in the 5 boroughs, has got to be worth something and carry some kind of premium. If I was looking in the area I would consider making a low ball offer knowing that after a one year+ and half a mill+ renovation, I'd be siting pretty. With energy costs what they are, I think a smaller house (for the area) makes a lot of sense.

Either way, it will be nice when someone takes over this house that has been in abandoned condition for something like 3+ years!

How much is a framed shell worth vs just getting the land? Can the design be changed at all?

I think you are locked into the design. That's been the biggest sticking point. Especially having to keep elements of the 1960s shoe box house.

That rendering looks like it belongs out by Avenue U or something. Tough sell!

I'm looking to buy in the area. One of the main reasons is to get a Victorian house that is truly unique. I don't think this qualifies. Just my opinion. See my other posts on Ditmas Park.
