    Not surprising. The listing says it’s a two-family, but they’ve got two studio apartments on the ground floor.

  2. I love that Hancock house. I mean, I hate it but that’s all the house in the city that I really want to fix up and live in. This is why price per square foot is meaningless to me. The first 1200-1500 sq feet are worth a lot of money, the next 1000 are worth some money, and after that, it’s worth next to nothing to me. “It’s only three stories” is a phrase you’ll never hear me say.

  3. That Clermont Avenue house AGAIN! If that goes for that money I am doing a Mexican hat dance down Clermont Avenue. It has a wierd lot shape and it has “Heinous Bricks” — brick brand combo of red and grey. Looks like crap.

    Yes, tho I don’t have problems with stairs yet, these very narrow houses also usually have narrow stairs that just feel too tight. I bet it’s a nice house for the size, but these places were built as bare minimum housing for labors and there’s only so much you can do about that.

  5. Anyone want to hazard a guess as to what the ask would have been on the Hoyt Street house back in 2007? At 20′ wide and 35′ deep (ex walls etc), I calculate 700 square feet per level and there are four levels so 2,800 sq ft in total. That works out to $750/sq foot. Were these houses really asking $1,000/sq ft back in 2007?

  6. for the PS house – i question the renovation. does not look like a great HVAC system – see old radiator and A/C window unit, so I’d ask if the walls were really opened up and everything done up new. or, are we talking about new appliances and a bright paint job? if so, then, this really isn’t a condo alternative to people who want to walk in to a all “brand new” situation if the electric and HVAC are not new or updated.

    with that said, i think the price is fine.

    Yes. Very hard to make a 12′ wide house feel ok. Plus, width length ratio becomes difficult. Maybe it’s a center staircase, at least, judging from the orange photo?
