  1. What does the price that anyone pays to live anywhere matter if you are not the one who has paid that price? A house selling in PLG for over 1M is still a rarity these days, although it is occurring with more frequency in a real estate market that is raging wildly throughout the 5 boroughs.

    Still, if someone wants to pay that much to live in PLG, that’s their business. And, if they do so, shame on them if they have failed to do proper and thorough research before closing.
    Any purchaser who would plunk down 1M+ on a home and merely “hope” or “expect” that nabe is what they want is . . . (well, you fill in the blank).

  2. I’m sure there are nice people in Prospect Lefferts Gardens. I’m not the person who said that the neighborhood was “nothing”. But I do understand that poster’s point and agree that if I’m going to pay the same price I’d pay in Clinton Hill or, if I was lucky, Fort Greene (i.e. $1.495 Million) for a 17 foot by roughly 38 foot building, I’d hope that there was some amenities in the neighborhood already. Yes it is close to Prospect Park, yes the houses are nice, but it is an island of historic homes surrounded by not so nice areas a little to no amenities such as a nice grocery store, any cafes or restaurants etc. If they are going to charge such prices, the people willing to buy are going to except better amenities. Doesn’t seem like that has changed at all in the past five years. All that has happened is that people keep trying to sell their PLG’s houses at prices comparable to neighborhoods with better amenities.

    Again, this is not a slight on the people, community or nice housing stock, just on the prices and what you get in terms of neighbor conveniences.

  3. I take the 3 train from Nostrand every day. It’s great. A couple of extra local stops makes very little difference. I don’t even bother changing to the express at Franklin, because I almost always get a seat at Nostrand. I ride the 3 train to Time Square in 30-35 minutes. And street life is a little more quiet around Brower park than over by Utica. Suits me fine. For what its worth.

  4. If you go to this open house, please walk the block of Prospect Place between Kingston and Albany. It ends in a ‘T’ at both ends, so there is no through traffic. It’s an idyllic block, worth looking at if for curuosity only. From there, look at the houses on St. Marks Ave. bet Kingston and Brooklyn Aves. There are some remarkable mansions there. One is on the market for 750k, but it’s wreck inside. We looked at two on that block.

  5. No, Anon 3:52: the neighborhood is, in fact, SOMETHING. At the very least, it is where I and a whole lot of other decent people live and enjoy each other as well as Prospect Park, the BBG, the Museum, the Zoo, etc. It may not be your ideal neighborhood in terms of its lack of upscale goods and services. No question I’d like to see those things come into PLG/PLM as well. But describing the nabe as “nothing” certainly won’t help such businesses.
