Felix Street – You can have ballroom competitions in the master bath on the 3d floor but only hang two outfits in the bedroom closet.
Why would someone create such a big bathroom and essentially no closet space???

2d street house has layout issues for sure, if it needs substantial work, well over $3 million.
11217, that president st house is very nice – condition, location, size, etc. This is a 5 story vs 4, 23 footer vs 20, dripping expensive looking woodwork. if this needs a ton of work, I agree with you. but if the place looks as good as the few pics indicate, it’s cheap when you compare what lesser to comparable houses are selling / asking on 2nd and 3rd street.

Re 2nd Street: one bathroom in basement, one on third floor — for a house with eight+ bedrooms!
