  1. Yes M4L….and the ones which sold at 2.8 were restored and had more than 1 bathroom.

    This one needs work. Says it on the listing and people are commenting they’ve seen it and it needs work.

    It’s too much for a house that needs work. You know it’s not every day I say a PS property is overpriced so go with it! 🙂

  2. I’ve been to the 2nd st house open house previously. The pictures are pretty deceiving. It’s clean but pretty worn. It needs a lot of cosmetic work to feel like a 3 million dollar house. It is quite large, but will never feel like a grand mansion, as it is across from the high school and the view out the back is rather depressing too. I guess if you have 6+ kids and need all your bang for your buck, this might be the right house for you.

  3. 11217, dont play. I know you know the BHS listings like the back of your hand. even I can quickly recall bhs sold a few recently in the 2.7-2.8 for 3-4 story ones and they have a few listed now that’s make this look inexpensive (again, if this is really as decent as the pics indicate)

  4. When two companies share an exclusive, usually they trade-off on the open houses. Of course, your best bet is to have your own broker, so you don’t care which of these two you’re dealing with (as both represent the seller). However, neither one of these firms co-brokes unless they have to, so you’re effectively stuck.

    Very much agree. Trend toward “luxuriating” bathrooms at expense of essential space makes no sense to me.

  6. Stratford Road listing – Lately Warren Lewis properties links on here get the Street Easy page. Think Street Easy says it is in Kensington instead of Prospect Park South because of the zipcode 11218. WL has it correct on their site.

    The listing is a “Co-Exclusive” and Brooklyn Properties has it listed also and is sharing the open house.

    How does one or can one pick which company to deal with in this situation? Do you get a choice?
