  1. Man – I passed on Vanderbilt Ave. house when it was listed at 800K 4-5 years ago…it was an estate sale and they were looking for any bid and couldn’t find it…i passed because of the neighborhood…what an idiot!

    I agree with you that 21st Street is beyond the borders of Park Slope — which I place at the Prospect Expressway. That said, every broker under the sun is listing 17th through 23rd street as South Slope (which to me is 9th St to the Prospect) and even the folks at southsouthslope appear to think that 17th through 23rd is part of the Slope (albeit perhaps a very South South part of the Slope). This is not to defend Corcoran, just to point out that they are by no means unique in their terminology.

  3. hahaha @ clintonhillbilly ‘did someone get murdered there?’… well if I had to take a stab at it I’d guess its because its a single family and from the description it seems to be 3bd/2bth unless I’m reading that wrong. maybe that’s the reason for the price.

  4. Chester Ct. house is on a dead end, it is not huge but not small. It was a 3 family at one time. All the houses on the block are tudors just like this one. The price is about averave for the Lefferts Garden area. There are deals in this area. While everyone is paying huge prices for mediocre houses in Brooklyn, Lefferts has gorgeous houses that were built for the well-to-do at the turn of the last century. Most of the homes are single family and for that they are pristine. The Q/B subway line is at the end of the block and maybe the sound of the passing subway would make it seem like a lower price. But I dont think the subway is an issue. The houses tend to be below 1 million in Lefferts (although some have sold for 1.3 and 1.4).

  5. Wherever you think the border is, I suppose it is a useful tool on the part of a real estate agent to list a property near the border of a “hot” area as being in that area. That way, people looking a particular neighborhood would see the property on the border and maybe consider it. I don’t think anyone who knows the area they are looking in are fooled. At the same time, when I was looking, I found some of those misleading adds very annoying, moreso if it was by agencies other than Corcoran that will not post the address, only to disappoint you later when you find out it is not where you want to be.

    As for spelling errors, grammatical mistakes and silly descriptions of property, it probably bothers the seller more than anyone else. It irks me, but I’m anal. We all make typos in this blog, but when you’re paying someone it comes off as slap dash and not as professional.

  6. obviously proof-reading is not a part of the pricey package for selling with Corcoran as many of their listings are grammatically correct, words are often mispelled and spacing is sub-par at best. I see it all the time and it annoys the hell out of me but I thought I was probably being anal and no one else really paid attention although I see now that is not the case. I guess if you’re as obsessed as we, it stands out. then again it may not matter too much seeing as though I doubt a grammar error would keep you from buying a place but I guess people hold them to a certain standard since they’re homes are more often than not overpriced and I’m sure they probably get a hefty commission. however, in their defense, maybe the do offer this option but no one takes them up on it because they assume they know what they’re doing. as far as the bed-stuy vs. clinton hill thing, who do these people think they’re fooling? clearly this house is in bed-stuy and if you’re seriously looking into spending upwards of 900k for a home why would they think they could pull the wool over your eyes? I would expect that if someone is looking into this neighborhood they’d know the difference, I could be wrong though, I’ve been wrong before.

    on a side note, that picture of the broker looks so sheisty he looks like a villian on a cartoon or something.

  7. I want that 14th Street place (which I think is listed by multiple brokers)! It looks gorgeous and it’s in one of my favorite parts of Park Slope — right off Seventh Ave at 14th Street. Of course, we bought a place 18 months ago and aren’t going to move and couldn’t afford it anyway. Oh well.
