The same poster said the building’s beighbor was a big problem and that the house was overpriced by 300K. If that’s a broker acting as a shill, that’s one lousy broker.
Anyway, when that poster says the house is “beautiful” and you disagree, isn’t it possible that that is not skulduggery but a difference of opinion? Looking at the pix, it’s not my taste at all. But it’s not uglier (to me) than the interiors of some houses that friends of mine in the ‘burbs, sadly, consider beautiful. That’s just subjective — you can’t measure it on a beautiful-ometer. It’s in the eye of the beholder, as they say.

I don’t think you have been reading very carefully. I was addressing the comment about the house being “Beautiful in every way”.
I think we agree that when it comes to doing homework, Brownstoner provides a discussion (my mistake, not THE discussion) from the amateurs (non brokers) as opposed to that of the professionals (brokers). As I have been house hunting I find very few who are on my side so I look to this blog for insight. Can you recommend other sources besides Property Shark and those types of sites?

I think it’s hilarious that the folks at southsouthslope.com are fighting against developers putting up giant buildings — but they’re also propagating the same kind of b.s. geography (“We’re the Slope too! We really are!”) that benefits exactly those greedy developers. How much more money do you get selling a shoddy new condo in the “South South Slope” as opposed to selling it in “Sunset Park” or “Greenwood Heights”? You can’t have your prestige and eat it too.
Amanda, I don’t see anyone advocating for the Vanderbilt house, just some guy who said he didn’t go for it years ago and now is kicking himself because the prices have shot up in Fort Greene in the past 5 years. Also, this site is a blog for information and discussion, not the word of god on properties that brownstoner highlights. No offense, but people should do their own homework rather than rely on a blog as to whether something is worth buying or not… I like that there is discussion of places Brownstoner hightlights as interesting to him, but it doesn’t take the place of finding out the real deal for yourself if you are truly interested.
I went to an open house last spring and thought the Vanderbuilt house was just awful and way overpriced. Bad renovation, bad extension, bad kitchen… This leads me to believe that you have “Anonymous” RE brokers commenting here. I look to Brownstoner as the voice of reason amid all the hype, is nothing sacred?
Re: Vanderbilt Ave. This house has been on the market since winter. I think Prudential had the listing, now its with A&H. When it was priced at 800K 4 or 5 years ago, it was pushing the price barrier. At a million more now its also pushing the upper limits. Everything about the house is beautiful(details, deck, rooms, etc) except for its neighbor. The church on the corner presents its share of issues: parking, trash, late night choir rehersals, etc. The above mentioned items are at least worth a 15% discount on a fully valued home. $1.5M and it’d be gone by Monday.
Vanderbilt house sold for 1.3M less about 9 months ago.
925,000 for franklin ave. A buyer would have to be completely clueless. When I drive down Franklin ave at night I always see hoods hanging out and drinking 40s.
