BHO—this is my stomping grounds so you know I am going to come out full force here. Say what you will about the strip on Putnam with the candy store….that is still a nice location to live (seeing as I live right there I know from what I am talking about). Not going to comment on price because its too close to the bone for me but its a really nice house that appears to be in line with comps.

lack of backyard is a bummer.
would also guess from pics that previous owner has been there since at least early 70s and probably hasn’t done much work, which means that you’d have to do new mechanicals plus for most people (I actually like this one’s look) a new kitchen.
so after that 2500 a month you better have a lot left over for some serious renovation.
plus there’s the whole school issue. if you have kids, the schools over there suck (though there’s apparently one on crown street that’s not as bad). so private? if you can afford that, you’re probably not looking at union and nostrand.
having said all that, I’m going to try to head over on sunday and check it out…
Downing is conveniently located near trendy, bustling Grand/Putnam which includes a lovely candy store. Totally worth $1.325M!
