This house is landmarked in Clinton Hill historic district.
There were a couple similar properties on Grand that sold for #1.2-$1.3MM in January, though I think both were nice, but needed work, unlike the Downing property. So the range is probably pretty good for Downing, depending on how much discount is expected for the additional street east.
Downing house is pretty good test of my comments that ppties past Grand Ave is a little fringe but has premo prices. 1.3M is not too bad (compare to other ridiculous prices of other ppties in that area) but it’s pricey from standpoint that other than benefit of it being in “Clinton Hill” hood, it really doesn’t offer much value over the nicer areas within Crown Heights North or Stuy Heights.
We are looking pretty heavily at Clinton Hill. While it is true that a lot of BedStuy listings get labeled by shady realtors as Clinton Hill, Downing is very much in Clinton Hill. Heck, the Clintin Hill Historice district inclues part of Downing St!

(My whole RE story has been about school) Can you at least apply to Community Roots? That seems to the best thing Clinton Hill/FG have going re: schools, but lottery is super competitive…
726 Rugby Road is in Midwood, not Ditmas Park. The house is worst than what the pictures show. It needs alot of work. The basement has about 5-10 cats (depending on whether the owners want to pickup more cats from the streets) living there. It needs about another 150K-200K reduction.

A silly question if ever there was one. This is one of the oldest named neighborhoods in the borough.
MM–the gazillion dollar question of course. My oldest goes to a private pre-school in the neighborhood. She is scheduled to start kindergarden in fall 11. we done a ton of research as to which out of zone schools are ones that we might have a chance of getting into. Been going on tours left and right. There are 5 or 6 public schools that if she got into we would be happy and we will apply to those. If she doesn’t get into any of them I guess I am moving to Australia (no shit).
8.5M people… and about 50 decent bstones for sale in brooklyn (assuming you can afford the top half/quartile) = nice prediction DIBS. Of course they’ll sell. Heck these will prob go in contract within a few weeks.
