Yeah you’re right on the upper duplex — smartly, they configured the stairs to give access to the mechanicals, etc. in the basement.
Guys-Gals, Trying to guess why something is someway is no Fun!! The kitchen has always been on the top. Garden access was never a problem cause I always had renters who were either family friends. So I never built anything off the back of the building. Voila! Each house has a story.
I’m genuinely confused as to why the owners of that Midwood victorian think it’s a good idea to list with a broker who puts a 3-sentence ad on Craig’s List with no interior photos.
DIBS — I bet it was a lower duplex converted to an upper duplex and they didn’t want to pay to move the kitchen. Only lower apt has garden access, which suggests to me that that is or was the owner’s unit.
I am the owner of 17 Park. The top floor is not the rental. Though not a traditional layout. It is not odd. I lived with it for 16 years. Top floor is very open with 5 skylights and I gutted the original ceiling, now it goes up to about 14 feet.

In looking at the floorplan again, I guess it must be an upper duplex with a garden apt. The layout with the kitchen on the top is very nonconventional.
