  1. I see few modernizations that I like, but I think the Park Slope house works well. It’s clean, cozy, and cute, and the layout works well. I even like the open kitchen. Very pretty mint paint also. The only thing I don’t care for is the raised kitchen floor.

    If that really is the owner above, he should not take comments on a blog so seriously. Don’t know about monitoring — there are delays and failed postings for everyone, doesn’t necessarily mean comments are being monitored.

  2. RE: Midwood house (which is actually in South Midwood, a micro neighborhood in Victorian Flatbush). Lots of old school home owners, the kind who have been there 30 year plus, just cannot wrap their minds around 4-6% broker fees… They rather list with this sort of outfit (which I’m betting take 2% or less), than cough up that kind of money to a broker.

    On the plus side, I actually found my DP house through exactly this kind of listing. Worth checking out, although I would say that this price may be a tad high in this market, given that it is South Midwood, probably the least desirable of all the VF neighborhoods.

  3. Miss muffet, i doubt park place ran out of money – they were goldilox sellers a year and a half ago, took their toys and went home.

    It is hard to say why the 2nd kitchen is on the 3rd floor and it will cost them dearly because it is a nice property otherwise. I do see a big discrepancy btw floorplan and PS square footage (PS is low).

    I haven’t seen this since ’08 but i vaguely recollect (could def. be wrong) that the top floor was made for a family member to live there? This is going back a while so i might be incorrect on that but it would make sense (for them) if the layout was tailored to a specific situation.

    The kitchen is not on an “island” but there is a step-up, most likely for pipe work underneath. The top floor overall i remember as having that DIY feel, not horrible, but I could never buy a DIY kitchen without a discount for a gut.

    Its a good property but i see it in the 1.65 range.

  4. The subway entrance on the east side of 2nd Place is still open and there’s access to both platforms. But the building is indeed right opposite the F train as it emerges from the ground. A plus is that my favorite car mechanics, the Lee brothers, formerly of Guangzhou, are between the subway and the house.
