I saw that Snark. I also noticed a bunch of new bars that seem to have appeared out of nowhere on 3rd Avenue. Cab driver thought I was nuts for asking him to drop me on 3rd & 7th – kept asking me to repeat the address and kept saying, “Manhattan, right?”. 11217, I agree with Montrose’s assessment. Miss Muffett, kids aren’t going to be an issue for me, so that won’t factor into my decision, nor will school district for that matter. I never seriously considered that area, but maybe. I like the location nestled between PS and CG, and the proximity to both.
are you for real folks? this 13th st listing is about 5 times further away from the canal than the satori (which is less than half a block away). and it’s 100 meters to ps across 4th ave. is it safe there? maybe not btwn 4/5th ave, right? better stick to the park blocks, just in case.
those blocks are residential and have been forever. i have yet to see a love canal-esque study of the many children that have been raised there, despite the super pollution issues.
Grand place is nice, but wide angle much? Trying to make it look like a 50ft wide lot. And are you HIGH pricing at 3.6 million? Who’s dumb enough to buy there for that much?

Did you check out the Satori thread to see how very wrong you were (again) on predicting the price of 448 6th Street sale…?
You said in the comments it would NEVER sell for above 1.6 or 1.7 million and it sold over 2 million, says Antidope.
Mr. Joist even bet you $1,000 it would go for over 1.7 million.
How can you be wrong (usually by many hundreds of thousands of dollars) on SO many of your home price predictions and still speak as though you are the authority on Park Slope home prices? Just curious.

Re: Gowanus, there was a piece on NPR just yesterday morning, about how toxic that area is. People, it is under consideration as a *Superfund* site! Talk about toxic sludge. Much as I think the architecture can be cute down there, and it’s not too far from PS and CG, I would be very nervous about the health risks living so close to a super polluted industrial canal. Especially with kids.
Gowanus is developing in a much more organic way than Williamsburg, yet still retains some of the characteristics that make Williamsburg attractive. I love it down there. I often take a walk down Union and explore different areas of the Gowanus before heading over to Court and Smith Streets…
Montrose Morris said something last week that rung true…parts of Gowanus feel like the far west 20’s in Chelsea before it became nightclub central for the B&T crowd.
She obviously said it much more eloquently than that. 🙂

Some very interesting things are popping up. Try Bar Tano on Third Ave and 9th Street. It’s run by the same folks as Bar Toto on 6th Ave at 11th Street.
