  1. The Albemarle house has many things going for it – most of which has been pointed out here.

This place should sell around the 2 million mark. That’s a fair price, Bet it would sell for 1.99 – right price for what needs to be done.

    ROTFL!!

  2. RE: Albemarle:

“The asking price of $2,595,000 is up there but seems perfectly achievable to us…”

    *************

ROTFLMFAO! Who the f*ck was that? Own up now!!!!
    f*cking perma bull.

  3. The Montgomery Place house is an interesting case. It is huge, has an A-plus location but is a wreck, inside and out.
This is a case where I could definitely see a million dollars needed to bring the place up to modern luxury standards. 3.3 million plus a million in repairs. I don’t know if this location, good as it is, can support those numbers. The house is a major two-year restoration project.

  4. re 4th st
they could’ve rented it 5 months ago for 1 year and started marketing it again now.
looks like a 3 family used as a 2. higher tax bill?
that looks like a full width wood deck. i’d think that
would cause some *issue*. i don’t think it’s legal.

desperation clearly has not set in yet. small chops only.

  5. “Way under ask, still listed or off market six months from now.” – BHO six months ago.

Okay, maybe not WAY under ask.

“Those are tiny cuts given the six month lingering time.”

    Hence, “Currently listed”.

“I thought the broker told me they are renting it out for now – they’ve tried to sell for a while now, initially at over $2mil but no dice.”

DIBS, MINAR, ET EL!!! I thought 10 x Annual Rent didn’t matter?!
