  1. 448 6th was last listed with Brown Harris Stevens for $2.199 million. So yeah, I guess it makes total sense for Corcoran to now raise the price by $100K. This house has been on the market for over 8 months.

  2. I’m no fan of broker’s misuse of Prospect Heights designation…but this is far from the worst offense. 467 St John is less than 200 feet from the “official” Eastern border (Washington Ave).

  3. Agree with all about the derision due Corcoran for the neighborhood strrrrrrettccccchhhhing, but I rather like this house and am not sure it is as hugely overpriced as being suggested. Beautiful duplex, gorgeous garden, nice income producing garden level, short walk to the museums and park…
    That said, I’ve not been on this block so cannot speak to its being “sketchy” or not.

  5. In all fairness this place is very close to the subway on Eastern Parkway and the museum and botanic gardens. And it really wouldn’t take long at all to walk to Prospect Park. It’s much closer to Prospect Park than the new condos on 4th Ave, for example.

    On the other hand, it is still Crown Heights and Corcoran deserves some derision for engaging in neighborhood creep.

    And no photo of the facade, so I can’t imagine it looks good.
