  1. Classic. You must live in the Fort Greene. How else to explain your high threshold for crap. It’s not a charming $1.7 million block that’s sure. Do me a favor. Go to open house. Stand by the parlor floor windows. Image yourself living there. Then you’ll realize that you multi-million dollar abode is on a dirt bag block. Boy does that suck. Now, run, run, run!

  2. That Vanderbilt block isn’t bad. You just want to be on the half closer to Greene, which is what the listing looks like. It’s landmarked and they’ve recently renovated a carriage house roughly across the street from this listing. The opposite side of the street down near gates is not as nice, but the brownstones are all nice architectually. at Gates and Vanderbilt, it looks like they are doing a new development. Wonder what it will look like.

    This is not too far from the park in my opinion either, unless you’re a lazy f*t a**. Just kidding, just trying to stir the pot on a Friday afternoon!

  3. Since the Warren St. house is used as 3-family I wonder if worth it to get c/o changed. Could it lower taxes?
    That is far from ‘prime’ block and would venture that rents are about $1500 month. That would take about 3 months income of both rental units just to pay for real estate taxes.

  4. Looked on city website – C/O is from 1975 – and not a corner property.
    And I believe wrong on no cap on 4 family – there is a “transitional assessed value” -Full assessed value is 45% of ‘market’. that acts like a cap on increases. On 482 Warren St. transitional is $67K – which is very high compared to other 4 families in area.

  5. I’ve seen 402 Vanderbuilt. It’s on a depression block and no about of “detail” can overcome that. For that kind of money, I want a leafy, tree lined street. Is that too much to ask? Especially in Fort Greene. I’m mean, lets get real, real. If you’re going to “do” Fort Greene, you gotta be near the park or why bother. Am I or right or am I right?
