The East 22nd Street house is east of Ocean Avenue in the South Midwood section of Victorian Flatbush. It is pratically a two-fare zone because it’s a long walk to the Q train. It is huge house and appears to be move-in-ready although the kitchens and baths could use updating. That price is still a little too steep for that section of ‘Ditmas’.
Sorry, Bif and BRG. I don’t know south of Eastern Parkway all that well. I’ve walked around over there, but it’s a huge neighborhood. My impressions are that it is in one of those blocks that has full rows of houses just like this one, on both sides of the block, and is basically just fine. Not sure if the Hasidic community is on this block, but this is over where they are, and the neighborhood is probably a mix of Hasidic and Caribbean folk. It’s near the Utica Ave subway on the 3/4 line, I believe.

Ditmas house looks very nice, but it’s not in Ditmas. That’s South Midwood, a dozen blocks from the edge of Ditmas Park proper.
My suggestion to lowball the Ditmas Park home was more a reflection of the state of the economy and the fact Corcoran priced it so I’m assuming there’s wiggle room. But it doesn’t seem far off from what it could get.
Montrose, I’m also digging the front door and facade of the CH home. If only the inside lived up to the expectations. The colors are hideous. But I do think it has potential.
Carroll Gardens house is 3 pictures of the same room. For over 2 million dollars? You gotta do better than that.
Ditmas Park house has some great detail, beautiful floors. I don’t like the kitchen or bathrooms, but overall beautiful house. Furniture goes with the current homeowner, thank goodness. Price not bad for the area, going by other houses featured here.
PLG house has had all of the charm removed, probably years ago. If you want a place to thoroughly modernize that doesn’t look in too bad shape, this is it, there is nothing original left.
CH house (CH South, to be precise) is a great little fixer upper, lots to work with here. I’d like to get my hands on that gorgeous front door and move it over to my place, it’s a beauty. I’m not familiar with the area, other than knowing where it is, so no comment on neighborhood or pricing.
Ditmas Park place has some good, some bad and some ugly. But overall, I give it a thumbs up. For interested buyers, I would definitely recommend a lowball starting offer.
BRG, I thought the same thing re: Carroll Gardens place. Two of the four pics are of the same room and the one other inside pic isn’t exactly impressive. Cobble Heights Realty is looking like Cobble Bites Realty.
Regarding the Crown Heights place, Montrose can probably give some good insight. I’m not at all digging the shag rugs, kitchen and color selections, but those are all fixable. Other work will also be needed, but it doesn’t seem outrageously priced.
That CG house is a joke. 2 million bucks for that place? Puh-leeeze.
I like the marketing strategy of the Carrol Gardens House – 4 pictures and 3 sentences. That’ll get’er sold.
