Sneaking Into One Hanson Place [Curbed]
I can understand the units with southern exposure being sold at lower prices. But don’t you think that people who buy units with other views are being fooled a little. I mean, it’s just a matter of time before the entire area around one hanson becomes replaced with higher skyscrapers. I would would think that once the AY is built that we will see addtn’l skyscrapers creeping into the surrounding area. Hope they will all have lit ‘domes’. I especially enjoy looking at the wsb dome at night from my living room and bedroom.
i had a look at the prices and floorplans. the condos start on the 9th floor. The cheapest ones are ironically the ones with a pure southern exposure. You’d think, right, all that great sun? Well, no, those are the units who’s light and views will be blocked by Ratnerville.
The upper floors reserve the balconies for only a few choice units, and they are super expensive. I’ll email some screen captures to Brownstoner.
Speaking of 4th ave, I’m a little behind the times, what’s going on at 4th ave near Atlantic Ave. I drove by recently and saw lots of boarded up townhouses. Looks like they’re getting ready for a condo make-over. It seemed as if everyone of the first four blocks on 4th ave off atlantic had some major development going on. it blew my mind.
I think the real competition for these condos will be Boylemgreen’s Park Slope Tower (150 units on 4th Ave and 4th St) http://www.levievboymelgreen.com/

Based on the pace of construction it looks like both these buildings will be done at around the same time WSB Condos should become available. That will be a true test of the market- 400 condo units all at once.

Also, notice that maintenance charges are not listed anywhere. They certainly are a big determining factor in considering true cost.

Your math is not that good. That may be 1 or 2 units (for some good reason, I’m sure) that are priced at approx. $720 psf. Most are in neighborhood of $800-950, going up to over $1200 psf. I think this is tops asking for Brooklyn condos. These are not the rock bottom prices you seem to think they are.
I think it is a pretty good deal…. After all, they are unloading 190 units at once, and they are about to compete with the housing put up with AY — something to remember when it comes to the ‘affordable’ pricing. If I just didn’t buy a CG condo last year, i would be on that.
