1. PROSPECT HEIGHTS $2,443,800
1 Grand Army Plaza, #8E GMAP
This is the third week in a row a OPP unit has graced the biggest sales list. Unit #8E is a 3 bed/2 bath that was asking $2,700,000. It’s been on the market since last September. Entered into contract on 3/16/11; closed on 4/26/11; deed recorded on 5/10/2011.

2. PARK SLOPE $2,302,500.00
110 Berkeley Place GMAP
When 110 Berkeley Place was our HOTD, we had this to say: “It’s 20 feet wide and full of lots of original detail, so we suspect the fact that it’s a four-family rental right now (and the configuration and kitchen issues associated with that) has been hurting its chances.” It was on the market for over a year at $2,500,000, then went down to $2,350,000. It entered contract with a bunch of other homes in the Slope in March. Entered into contract on 3/14/11; closed on 4/28/2011; deed recorded on 5/10/11.

3. WILLIAMSBURG $1,883,762.50
22 North 6th Street, #PH4G + Storage GMAP
This sale at The Edge’s south tower was for a penthouse unit and two storage spaces. There isn’t much info on this particular unit, but judging from the other penthouses in this building we’ll guess the ask price was just shy of $2M. Entered into contract on 4/13/2011; closed on 4/21/2011; deed recorded on 5/13/11.

4. BAY RIDGE $1,880,000
7624 Ridge Boulevard GMAP
7624 Ridge Avenue is a two family sold with an attached garage or vacant land. Not much info except this is a 3,064 square-foot home on 7,880 square feet of land. Entered into contract on 2/23/2011; closed on 4/26/2011; deed recorded on 5/9/11.

5. WILLIAMSBURG $1,654,656.25
34 North 7th Street, #9E + Storage GMAP
Another sale at the Edge, this time at the north tower. #9E, which came with a storage room, isn’t giving much in the way of information. As a sidenote, the next largest sale this week, which didn’t make the cut, also sold at the Edge, in the South Tower: Unit 69, for $1,220,000. Entered into contract on 1/18/2011; closed on 4/26/11; deed recorded on 5/12/11.
