Last week’s biggest sale was also the subject of a post on this blog since it’s OPP’s first recorded penthouse sale. (Apparently another one of the five penthouses is also in contract.) The ask price for this one was $4,100,000. The listing’s been pulled, so we can’t divulge all the juicy details, but here’s the listing for the other penthouse unit that entered contract. Entered into contract on 4/16/10; closed on 2/01/11; deed recorded on 2/16/2011.

2. PARK SLOPE $2,275,000
545 3rd Street GMAP
545 3rd Street was a HOTD this summer, after it had been re-listed with a lower price tag of $2,575,000. It was previously asking $2,775,000. We thought it was a handsome house, but suspected the kitchen and bathroom might need updating considering they were left out of the listing. The average reader appraisal was $2,061,243. Entered into contract on 10/26/10; closed on 1/31/2011; deed recorded on 2/16/11.

3. PARK SLOPE $2,050,000
211 Berkeley Place GMAP
211 Berekely Place was another HOTD over the summer; it was asking $2,199,000. We liked it but noted it was in estate condition and would undoubtedly need some revamping. For what it’s worth, the neighbor at 213 Berkeley sold for $2,200,000 in 2009. Average reader appraisal was $1,960,333. Entered into contract on 11/30/2010; closed on 1/14/2011; deed recorded on 2/15/11.

4. WILLIAMSBURG $1,527,375
2 Northside Piers, #7K GMAP
Unit #7K is a 1,810-square-foot three bedroom that was on the market for $1,655,990. Didn’t take too much of a cut, although it has been hanging out on the market for two years now. Entered into contract on 9/14/2010; closed on 1/26/2011; deed recorded on 2/16/11.

5. WILLIAMSBURG $1,500,000
2 Northside Piers, #8K GMAP
The listing for #8K isn’t available via StreetEasy, so we can’t tell you much about it. Two hefty sales for the Williamsburg development, though. Entered into contract on 11/14/2010; closed on 1/28/11; deed recorded on 2/14/11.

  1. Yet another unit in the Meier building topping this list? I thought that the sage brownstoner posters had declared this building a failure long ago. How could so many people be so wrong?
