That block of Third Street in Carroll Gardens (between Smith and Hoyt – one block w. of Third + Bond) is really nice – very neighborly, everyone knows everyone else and says hello, not all that busy (and in a few days there won’t even be a bus stop on it…), and really convenient to Smith St. and the F/G trains at Carroll St (entrance on 1st St, one block away (no 2nd St here)). The canal is not an issue – you’re uphill from it here, so no worries about runoff, etc.

Grace Alley might have been sold for under widget BUT it sold for cash (most likely). Just look at the deal dates….
The BH house sold so high because it has four (count them, four) ensuite bathrooms.
