The gorgeous limestone mansions at 404 and 408 Stuyvesant Avenue in Stuyvesant Heights have both been on the market for over a year. (In the case of Number 404, it’s been about 18 months since the owner tried an auction approach.) Many open houses and price cuts later, 404 is showing up as having just gone into contract; the most recent asking price was $1,475,000. As for 408, which is listed at $1,550,000, there’s still no buyer. Could have something to do with that pesky rent-stabilized unit.

  1. Bed-Stuy will gentrify very quickly (2-3 years) because sellers will find that they can ONLY sell to people with stable jobs and good income. Not like the past, when Cousin Earl could get a no doc loan and so he bought your house.

    And then there are the buyers who own co-ops and rent. They can only afford/ or are willing to pay for a house between $600K and 1M. Either start looking in Bed-Stuy or move to the burbs!

    The declining housing market will actually help Bed-Stuy. Because regardless of how low home values drop, your next wave HAS TO BE higher income buyers with assets or else the buyer could not get financing.

    The worse real estate gets, the better prepared the buyer has to be. Welcome Gentrification!

  3. How about Jefferson, Hancock, Arlington, Macon and Halsey on the west side of the neighborhood near Bedford and Marcy… So really neat brownstone blocks that should be landmarked.. is that up also on the calender?

  4. Daveinbedstuy I would like to help but I have no idea were to start. I live on a landmark block in Stuyvesant Heights and in cleaning my house I found the original landmark documents in the cellar.
    If you need copies of these forms let me know

  5. 3:56 some of those blocks are “calendared” for landmark status. My block is calendared on Stuyvesant between Macon & Halsey. Anyone’s guess as to when it happens and I haven’t looked into the specific issues that have held them up.

  6. I don’t think he wants to fix the text issue. I’m not sure. I don’t care if he does. Actually I believe that the break between a lot of the comments due to the text issues makes for easier reading than if the whole page was the same.

I was walking around this area two weeks ago and I notice that Madison, Putnum, Jefferson, Hancock, Macon and Halsey between Lewis and Stuyvesant are some of the most beautiful blocks in Brooklyn out side of the Stuyvesant Heights landmarked area. Dose anyone know if Stuyvesant heights is going to extend there landmarked boarder they really should landmark these blocks. Really awesome homes.
