Houses of the Day: 404 and 408 Stuyvesant Avenue

The gorgeous limestone mansions at 404 and 408 Stuyvesant Avenue in Stuyvesant Heights have both been on the market for over a year. (In the case of Number 404, it’s been about 18 months since the owner tried an auction approach.) Many open houses and price cuts later, 404 is showing up as having just gone into contract; the most recent asking price was $1,475,000. As for 408, which is listed at $1,550,000, there’s still no buyer. Could have something to do with that pesky rent-stabilized unit.

“Final thought, before I abandon this ridiculous blog: I think brokers got a memo saying “No more posting” here. They hope the discussion threads, in which the total illogic of their pricing is routinely exposed for what it is, to wither away. This bizarre love-in we witnessed today, I find it very suspicious. Even if it isn’t an attempt to make this site irrelevant by saturating it in banality, I’ll be happy to give stoner a rest.”
The What will buy you a case of beer! I’m thinking of not posting here anymore (yeah cheer) ! This Blog has gone downhill! How many Park Vs. anyone threads you can pump in one week? How many foreclosure BS stories you can pump in in week? People are not that stupid!
“I think brokers got a memo saying “No more posting” here”. I’m one of them. Die Brownstoner!
BTW Buff, Miffie, Dukie, Biff, Jerri Wanker please do not reply to this post. Go off yourself!
The What
Someday this war is gonna end…
well, besides buying a Bed-Stuy building – you can buy a 1500-2000 sq foot apartment in a new condo building somewhere – I was able to in williamsburg. i think bed-stuy is a bad bet. too much that you are up against to really see substantial gentrification.
precisely 5.38 – this area HAS potential. Most people looking for a bargain want a house with potential in an area thats arrived. Not an area “with potential”.
Who is going to choose to live in Bed Stuy (Bed Stuy!!) and pay 20k to 30k a month is mortgage payments? I want to meet this being, as no known Earthling fits the description.
5:34 That’s your math. Work on your credit score loser and please stop using crack rock for pez candy.
This area reminds me of being in the south people. All the older people say hello to you when you pass them on the sidewalks.. I love that…
3:15, I have no interest in seeing 3 million dollar houses in Crown Heights.
I don’t know where you came from, but please crawl back under your rock. I wasn’t talking to you anyway.
It’s the oldtimers who held on, and new folks like Dave and 5:38 who will continue Bed Stuy’s rise. People like you will only be around to complain that you didn’t do anything when it was still possible.
“The What” may be loopy, but he is really a very funny guy!
I “discovered” this neighborhood last year when my WASPY brother in law brought a gorgeous house on Decatur st. I really don’t get why people are not taking advantage of this area. Over all this neighborhood is super cheap for what you get. The brownstone styles vary so much so anything you are looking for you can find. I am looking right now in this area but do not want to go over 1 Million. My best friend who is a architect just brought a beautiful (needs A LOT work) house with every detail you can think of still in place… This area has so much potential…
Why if you know an asset will triple on a few years are you wasting even a second blogging about it? Just lever up and buy buy buy.
Here’s an alternate theory: 27 years means you’ve been doing this since the last serious economic downturn, and so know nothing about what a true price retrenchment looks like. Question: Who is going to choose to live in Bed Stuy (Bed Stuy!!) and pay 20k to 30k a month is mortgage payments? I want to meet this being, as no known Earthling fits the description.
