Here’s an interesting option for someone who loves old houses to pick one up on the cheap. This brownstone at 409 Quincy Street in Bed Stuy has lots of original details in place. It’ll definitely require some work but the asking price is starting out at $515,000 and the listing trumpets the fact that the seller, if not desperate, at least highly-motivated. At three stories tall and 17.5 feet wide, it’s not a huge house but at the right price could be worth it.

    This is all I need to hear to scratch a location from my list.

    lol ishtar, but that was two years ago, hopefully they’ve moved on since.

  2. I looked at this place about 2 years ago – I think its been on the market at least that long. Nothing impressive and its actually a pretty small house with some shady characters hanging around outside. IMO, the place should be listed around $450k since it is a single family.

I was interested enough to look at some comps on neighboring blocks… it looks like there’s a fair amount of inventory in the immediate area at about the same price — a lot of it already renovated. (By flippers, maybe — the construction details all look the same. Not bad. I wouldn’t expect a ton of appreciation for a while, but I also doubt prices will drop much more in this area. It may be a little far from the trains, but it’s fairly central to the rest of Brooklyn.

  5. It would be a lot more down where I am in Stuy heights and I think it’s too expensive for that part of Bed Stuy.

    That said, if it really does have all new mechanicals and roof then it might be a bargain, especially if you know you’ll be there for 5-10 years It’s too far from the A train and i don’t consider the G as an acceptable alternative. I’d be sure to check out the surrounding area at night and the commute on the train.

  6. Location’s not bad, close to Clinton Hill, relatively. And that park is nice. It’s a hike to the A-train, but I’d rather live here than down on the underside of Pratt against the BQE, where condos are selling for this same amount.
