As Curbed noted earlier this week, the monster mansion at 315 Garfield Place in Park Slope which tested the waters with an $8.5 million asking price back in the dark days of late 2008, is back. The 28-foot-wide house is still just as gorgeous, the market is stronger and, at $8.15 million, the price is slightly more within reach. Think they’ll get close?

A house for 8 million comes up in one of the most expensive areas and you say you can’t afford anything in the entire borough?
Huh?
There are LOTS of areas in this borough which are affordable. Maybe you don’t want to live in those areas, but that’s a totally different story. Brooklyn is a lot more than just very expensive, Brownstone Brooklyn.

Per acre prices in a lot of the US are lower than per square foot prices in a lot of NYC
Beautiful house, but much as I love Brooklyn, and Park Slope, if I had that kind of money to spend I wouldn’t buy in Brooklyn.
Also, the layout needs work. The listing implies that the garden level may be rented at present. So are the owners relying on that small “serving kitchen” on the main floor? With no garden access? No powder room on the parlor floor? And for $8+ million in Park Slope, I want a laundry room, central air, advanced wiring and electronics, a killer kitchen, etc. In other words, it should be absolutely turn-key.
square footage alone doesnt make it grand. 17 ppw as u said had more exposures and i dont remember the layout being that bad. this house seems a little artificial in that i dont think most of the detail is original.
regardless – 8mm is not going to happen, nor is 7 or 6 i think.
And can I add that it is starting to feel like they should rename this site “Lifestyles of the Rich and Famous – Brooklyn edition”

The dudeabides: It’s not quite West Village pricing….here is a 5000 sf house in the West Village which isn’t even a 1 family and it’s listed for $13,000,000.

What you get in the West Village for the price of 315 Garfield is about a 3000 sf townhouse like this one which is for sale on Jane Street for $7,500,000.

I’m not saying the price is justified or that they’ll get it but when you’re buying a house and you can spends millions the rules that the rest of us play by with regards to real estate no longer apply.
Right psf pricing for prime West Village. Guess everyone else is starting to figure out Brooklyn is a better place to live than Manhattan.
At least the price is headed in the right direction.

315 Garfield is 6800 sf
It really wasn’t THAT much more grand, it just looked it because it sat on the corner. Plus, the layout was dreadful in the PPW house and it has undergone what looks to be an extensive renovation.
This one looks ready to move in, even for the most discerning buyer.
