House of the Day: 315 Garfield Place
As Curbed noted earlier this week, the monster mansion at 315 Garfield Place in Park Slope which tested the waters with an $8.5 million asking price back in the dark days of late 2008, is back. I’m a Brooklyn native and I love Brooklyn – but $8mil?!?
At that price point I want glamor and spectacle when I step outside the door – not Brownstone Brooklyn. Brooklyn is cool, and it’s lovely and quiet and homey and very many cool things, but it ain’t sexy.
At $8mil, when I step outside my home for a bite at the local joint, I’m popping into the Waverly Inn and air-kissing Beyonce; me and Julianne Moore are bitching about all the PTA meetings we have to attend; A-Rod, Yoko and I are roller-blading in Central Park and so on.
I purposefully bought in Brooklyn and I want to grow old and die here, but if I won the lottery and had to spend $8mil on a house – I don’t know if it’d for a big one in the Slope.
Taking over one of the free standing Fort Greene mansions and fully renovating it into a 1 family with a driveway and garage – that’d be worth the $8mil and up, but this one just doesn’t seem sexy enough.
“that ppw mansion didnt NEED a big renov”
That may be, but it doesn’t change the fact that it sold for 8mm and the buyers were ready to spend another million on top of that in renovations.

They paid $3.2 in 2006. They put in a new kitchen with a weird layout and the crappy all gas Wolf range which doesn’t compare to the dual fuel model. And now they want $5M more? Give me a break. The sneak peek of one of the bathrooms in the video shows that it is in desperate need of a renovation. The asking prices is beyond ambitious. It’s absurd. If they got over $5M I would be surprised. I have a feeling this crib still needs a lot o’ work.
I suspect you’re right, LowerUWS. Yes, they are very french. I guess I just prefer more of an English , George III look which is what you get in early American/Federal…raised panels.
that ppw mansion didnt NEED a big renov. Come on!!! that place looked pretty stunning before and it’s not like it was owned by some non-richie rich set of folks who owned the place for 50 yrs and didnt have $$$ to keep or make it nice.

“New math doesn’t apply to old houses”
But old math does: 3x income, 10x rent. Sell sell sell.

These sort of places aren’t rented out to hoi polloi like you. Again, you know not the market of which you speak.
From what I understand, a multi-million dollar renovation no less, NYGuy7….
