House of the Day: 109 MacDonough Street
Given the massive size of this brownstone at 109 MacDonough Street in Bed Stuy, we wish there were a few more photos to look at. Still, other than some kitchen cabinets that don’t float our boat, this five-story, 6,000-square-foot building looks pretty impressive. Taking off our preservationist cap and putting on our developer one, we’d say this place looks like it could be an interesting conversion opportunity given the large floor plates and horse-walk along the side of the house. At $945,000, the asking price comes out to less than $160 a foot. What would these sell for as condos?

DH, would you convert the fireplace to like a 2 story one with the riverstones paved over it – ie like the ones we see in those McMansions with the 2 story living rooms?

oooh – five stories. you could totally knock out a few floors and make a modern loft-like duplex!

Maybe this would be better turned back into a two family?
Dave, in that case, you can come over to our place and drink on our stoop.
Amzi, MM, rh, sorry I missed you guys. Did meet a neighbor you know and got waylaid touring his beautiful house.
Were there any other interesting houses on the tour, besides 388 Stuyvesant?
You can see the sprinkler in the front entry in the photos here.
…and for the $945,000 question: rent-regulated tenants?
Because if they are…well, you know, not such a good deal.
About a week or so, i came to a realization that these houses that have a gate at the foot of the steps (unlike mine) are worth a really big premium since you can then legally sit on your stoop and drink.
Yes rh it was the first house we went to… Yes Maly the house seems to have tenants still…
I only looked at parlor level yesterday.
Large house, CGAR, 6000 sq ft they claim.
Pretty sure there are sprinklers in hallways.
