While some of the interior stylings are a little precious for our tastes (how about a little color?), there’s no arguing with the quality of the house itself at 100 Sixth Avenue in Park Slope. The owner’s triplex has five bedrooms and as many fireplaces. The garden apartment also looks particularly nice. Still, with a price tag of $2,950,000 for a house on Sixth Avenue, you’d expect perfection. Think they’ll get their price?

  1. I looked for photos of the kitchen and bathrooms and found none though I could’ve missed them—my eyes glazed over from looking at copious armchairs and flowing curtains in beige, light brown, etc… why do people feel the need to fill up their homes with superfluous furnishings? I bet a great deal of those armchairs have not seen a backside (non-cat) since bush I was president.

  2. Agree on lack of photos. If I don’t see a garden photo, I assume it’s dark and dank. No kitchen photo, I assume it needs a new kitchen, etc. Hard to see how to get near $3m if true.

Personally, this is one of my favorite micro-neighs in PS. Only issue is there is no good public school option, if that’s a concern.

  3. the picture shows 4 windows – the leftmost is a reflection but i must admit it did confuse me a little at 1st (i was about to be impressed). but i agree – if baths/kitchens are in good order, will trade in very high 2s.

  4. I’m betting the kitchen is Country French! Anyway, it looks pretty perfect to me. People are not buying the beige-on-beige decor or the Frenchified furniture. Location, details, layout, façade, all seem perfect. Even if the kitchen was a disaster (which I’m sure it’s not) the price would be fair irt recent comps.

  5. Actually, there’s no way of telling whether this is perfection or is not. There are no kitchen or bathroom photos which is where money may or may not need to be spent. The rest of the rooms, despite the color palette, seem to be near perfect.

It also has what I consider the most desirable layout if there’s going to be a rental unit.

I think this will sell very quickly and pretty close to ask, if not above.
