While some of the interior stylings are a little precious for our tastes (how about a little color?), there’s no arguing with the quality of the house itself at 100 Sixth Avenue in Park Slope. The owner’s triplex has five bedrooms and as many fireplaces. The garden apartment also looks particularly nice. Still, with a price tag of $2,950,000 for a house on Sixth Avenue, you’d expect perfection. Think they’ll get their price?

It’s always suspicious when there are no kitchen or bathroom photos (and no mention of their condition), but overall this looks like a beautful house. It’s got an unusual layout, with the dining room and kitchen on the street side and the living room in the back, but that might actually be nice if the garden view is green and lovely.
Just out of curiosity, why is everyone so down on PS 282? The school has a good G&T program from what I’ve heard from parents in my neighborhood (PLG) who send their kids there and it got a B on its last progress report (the same as PS 39). Does the difference between an A and a B on these controversial reports mean that much? I notice a few comments on the insideschools.org page about students “bused in from Crown Heights” causing trouble, but mostly the reviews are overwhelmingly positive, and I wonder if those negative comments aren’t some sort of racist code language.
Seems like a challenging price for a P.S. 282 house, but what we see of it is beautiful.
FYI – P.S. 321 district starts at 207 Sixth Avenue (across the street from 205 Sixth, e.g., maybe you can get a waiver…but not for today’s HotD).

Boerumresident…that was one of the things I liked best about my yard…buildings on the side and rear, neither with windows!!!!! The open side faced south…it was perfect.
the interior design looks professionally done to me. I can’t believe people are finding fault with the armchairs. They look expensive and really nice.
Rooms don’t just like this with odds and ends picked up from Grandma’s attic and Atlantic Avenue.

PS 282 is a great school, but some people seem to always suggest it’s not because it’s more diverse than many of the other schools in Park Slope.
Plus, they’ve been adding grades and by the end of this year it will be K – 8th grade. A big plus for many.
My understanding is that PS 282 is actually very good (perhaps the best in District 13 after PS 8 in brooklyn heights) — just not as highly regarded as PS 321. Also, it’s racial mix is a lot less white, so IMO that colors the view of some.
Anyway, I agree that it will likely go for above $2.8. If they are willing to hold out for a few months, they will likely find a buyer above ask. Personally, I also like that one side of the garden is presumably walled off from the street by the garages attached to the corner house, but I bet some potential buyers won’y like that the lot faces the side of a house and not the “doughnut” of the block.
