There’s no accounting for taste. This three-family house at 184 West 9th Street was recently renovated and while the interior is just bland in a Home Depot kind of way this facade is one for the record books. What were they thinking! There’s a lot of square footage so maybe the asking price of $1,899,000 will end up working for an investor. It’s hard to imagine a buyer falling in love with this.

  1. According to PropertyShark, the house is 18.75 x 40, it was rehabbed in 1999 by an outfit called Homeworks Brooklyn South. The organization sold the house to the current owners in 2001 (no listed price, but maybe around $200,000?). In 2007, the current owners did more work, a 20-foot extension over the 3 floors, and of course the facade.
    So, 18.75 x 60 = 3,375 sf.
    If you look at past sales on this block, the highest price was $1,325,000 in 2008 for a similarly enlarged house (listed at 4,000sf). Blue tiles notwithstanding, I think anything over a million would be lucky.

  2. the sq footage quoted – includes the cellar where the windowless living/family room is located. But looks like maybe some window below grade (dugout?) in back of house.
    Sounds a bit provincial to call ‘old school Brooklyn’ — when is just ‘old school’ thing. Nothing invented in or restricted to brooklyn.
    W9th – because of whatever issues – never seems to get even close to prices of other CarGar blocks. So that is big reason this will have major problem getting the price.

  4. DeLepp is right – this house was featured a while ago on Brownstoner when the facade was being constructed. Is it a 2-year flip? Sold by somebody who claims it as a residence for 2-3 years (whether they really live in it or not) then sell it without paying capital gains tax.

  5. One more quick note, and I’m probably done. This place is nearly 4,600 square feet and has a storage garage in the back. It is certainly within the bounds of ‘somewhat reasonable’ to start with this number. They very likely won’t get it, but sellers are typically listing at 15 to 20% over what they think it should “really” sell for in anticipation of buyers wanting a ‘deal’ in this market. Obviously they love their home and probably think it is worth 1.5 easy. We might not, but they do. Maybe a buyer will too.

    And Benson, you and I are often on polar opposite sides of the ideological/sociopolitical terrain, but I appreciate your perspective and your thoughts. And I couldn’t agree with you more about the old school Brooklyn thing. Probably part of the reason why I love open floor plans in contrast to formal and separated spaces. It just feels ‘homey’ and family to me.
