Will somebody please put this listing out of its misery and buy it! The brownstone at 1418 Pacific Street in Crown Heights has been on the market for more than three years by our calculations. It was an Open House Pick in April 2007 when it was asking $999,999. The price now is down to $700,000, which has to be getting close to the market-clearing number given the amount of original architectural detail and the proximity to the Brooklyn Children’s Museum. What’s it gonna take?

Can we get some facts here, for crying out loud.
1. The Albany houses are not anywhere near this house, they are on Albany Ave, near Prospect Place, not Pacific St, not Kingston Ave. They would not be a factor in anyone’s dicision to buy this house.
2. The Bedford shelter is even farther away, on Bedford Avenue. Between Bedford Ave and Kingston are long blocks with Nostrand, NY, Brooklyn and then Kingston Ave between the shelter and this house. To say the Bedford Armory is a factor is like saying the House of Detention should be keeping people from buying in Brooklyn Heights. The distance is the same. Get a grip.
This block is actually pretty quiet, I know, I live a block and a half away. The biggest thing to happen on this block is the opening of a new charter high school, in a very large new building on the corner of Pacific and Kingston. Now THAT might be a reason to not buy, if you don’t like kids and their noise, but the projects and the shelter excuses are crap. The school is also going to be a state of the art charter, with rules and regulations and students who want to be there, not a public high school. It promises to be a true asset to the community.
I think the house is still very overpriced, however, and should be in the 600 range. It does have some nice detail left, but C of O problems can actually be more of a pain than renovation. You can always get rid of smells and alterations of dubious taste.
Rob, considering you have never been to Crown Heights, I hardly see how you can judge.
The details certainly are beautiful.
Maly, has the place been chopped up? Is it full of water damage, mold or cat pee?
At the very least, it will need new plumbing and electrical.

It’s not Albany Houses. With that logic that would negatively impact the many homes near Brower Park. The problem with this property is the difference between it’s use and the CofO. The expense in terms of rehab and legal costs combined with the asking price is still not at a level that would support the asking price. However, it is getting closer.
The photos are deceiving; the house looks and smells like a crack den. I say 500K takes it, bring your own dumpster.
Even the google streetview truck decided to bypass this street. 🙁
What’s that structure built into the parlour ceiling???
It’s not the house, it’s that particular part of the neighborhood. It’s too close to the Albany Projects, and all day and night you are surrounded by drug dealers and welfare mothers. It’s also too close to the men’s homeless shelter on Bedford. NO WAY.
Is there something wrong with that particular block???
