When 98 Brooklyn Avenue was House of the Day back in March, it had just been relisted as a short sale with a price tag of $640,000. We say relisted because it had been on and off the market for a few years already, starting with an aggressive asking price of $799,000 back in 2006. The place has been chopped up a bit and the facade could be in better shape, but there are still some charming remnants left and the corner location makes for lots of windows and light. Back in March, the pricing widget consensus was $514,755. Well, now’s your chance, folks, because the price has been cut $100,000 in the last couple of weeks bringing the current price to $499,000!

  1. I am relatively new to the area and looking to purchase… what are some of the challenges in converting this brownstone to a legal 3 family. Also, what do you think about renovation costs? At 499 seems like a pretty decent deal

  2. That location and that price sort of make the rest irrelevant? It’s a decent deal at $499K, for anyone — be they flipper, investor, or gentrifier. Hell, you could probably make an illegal bed and breakfast out of the units and have a sweet duplex, plus income.

  3. Frederick, the tour is this Sun. meeting at 11am at the girls high school on Nostrand Ave (& Macon St). But I stand corrected cause it’s the Bed Stuy tour and Not the Crown Heights one.
