Most new buildings designed in a traditional style end up failing, in our opinion, but this two-family house at 54 St. Felix Street in Fort Greene is actually quite charming. The windows and overall design lend the building a lofty feel, and the ground-floor parking is a nice perk. The price of $1,500,000 isn’t bad for the neighborhood, though this block, while perfectly nice, is a far cry from South Portland Avenue.

    Exactly. This was very poor design. If they wanted a rental unit it should have been on the first floor allowing the top floors to be open to each other. Stupid.

  2. Looks great in the photos at least. What, no Fedders!? How did they do it?

    Brooklyn needs more of this: Good design on fill-in construction, not cheap cookie-cutter Fedders buildings. Could be modern or old style, doesn’t matter. Brooklyn is an expensive place to live, and there is plenty of opportunity for the builders to make money putting up something thoughtful.

  3. interesting little loft building. Unusual to see one of these in the middle of a brownstone block. The 2-car garage is very rare and desirable. The rental unit upstairs is tacky though. It necessitated enclosing the stairs, which makes the place seem smaller, and much less grand. But in this location maybe grand is not so important. I’m pretty sure this will go for ask unless there are problems we don’t know about.

  4. I have to disagree about this house being charming. I’ve had many occasions to walk past it, and it photographs a LOT nicer than it looks in person. It looks cheap, ersatz and incongruous on that block, and is a bit of an eyesore. The interiors look pretty great. I would turn the rear part of the garage into a family room and leave space for only one car in there.
