Most new buildings designed in a traditional style end up failing, in our opinion, but this two-family house at 54 St. Felix Street in Fort Greene is actually quite charming. The windows and overall design lend the building a lofty feel, and the ground-floor parking is a nice perk. The price of $1,500,000 isn’t bad for the neighborhood, though this block, while perfectly nice, is a far cry from South Portland Avenue.

Who would want bedrooms that are 6 feet wide???? That’s a closet! You need to knock down some walls.
The owner in an upper duplex could still have sole access to the yard and garage if they so desired – but they would have to descend the staircase to the ground level. Maybe the original designer was thinking of decking off the back of the 2nd floor somehow.
DIBS, my thoughts exactly on the rental unit, but I’m assuming that was done so that the owner’s unit has sole access to the garage and yard.
Pigeon, lots of houses in bay ridge has drive way, garage, etc.
Could you sell your curb-cut to a house in Bay Ridge?
If you’re a house, and you’re gonna stand in most subway-accessible spot in all of Brooklyn, you don’t need a curb-cut.

Went to see the house…felt like alice in wonderland: everything is too small. dont think any of the rooms could accomodate a queen size bed. or maybe that and NOTHING else. the pictures do wonders for the apartment, which is disappointing in person. also, the backyard shown is NOT the one that’s behind this building, its the one next door. The actual “backyard” is a concrete slab, extended from the garage. not a single inch of vegetation or dirt. wanted to love it, but majorly disappointed.
No Fedders frames but window a/c unit. A trifle short-sighted I’d think.
