Most new buildings designed in a traditional style end up failing, in our opinion, but this two-family house at 54 St. Felix Street in Fort Greene is actually quite charming. The windows and overall design lend the building a lofty feel, and the ground-floor parking is a nice perk. The price of $1,500,000 isn’t bad for the neighborhood, though this block, while perfectly nice, is a far cry from South Portland Avenue.

    First this is a new construction several years ago. It is cheaply done. It also measures 16′-4″ x 36′-8″ inside dimensions. This means it is 2,379 SF total including Garage.
    If you subtract the Garage, Mechanical and Storage Room which are usually in the basement of a townhome the resulting Square Foot is 1,907sf. To this you could factor in that it has a garage. Also note that the Garage is 10′ wide which is just wide enough for a car with no extra space. So this is how this property stacks up.

    This is not a loft building. Ceiling heights are really low. No parlor floor tall ceiling as we are all used to. No large basement for storage. No Central Air. Quality is so low I would think it needs to be redone.

    My guess for sale price would be $ 1,075,000 This would be in line with SF selling prices in the area… and this is St. Felix which is the least desirable street in the area.

  2. I’m no bear, but I’ll take that bet on this particular property. Unless the buyer is a foreigner who only sees the thing in pictures, I can’t see anyone ponying up that kind of money for this thing. First of all, it’s been on the market for months already. Secondly, it’s a very chintzy building with very little living space configured as is. It’s more an investment property than a home for someone who’s well-off, and I think that will ultimately be reflected in its trading price.

    2500sqft + parking for 1.5 in heart of ft greene.
    mark me down at 1.6 and watch it move quickly.
    but of course it’s not 200 years old so let’s sneer.

    of 26 appraisals, i) 10 are within 10% of ask and ii) an equal number are at or below $1 mio. talk about a barbell. stupid barbell actually. anyone investigating usefulness of widget would be advised to consider the impact of non-serious appraisers. might just account for the deviation from actual price.

  4. The exterior architectural are definitely of the pre-fab fiberglass variety. That’s why I called this in the post above an incongruous and ersatz cheap looking building. Having seen it up close, I wouldn’t be surprise to learn that the “stone” on the exterior was also fake. This photographs much better than it looks in real life.

  5. It’s becoming more common for moulding, columns, window heads, etc to be fabricated from fiberglass or urethane. It could well be that the moulding and cornice are made of this and simply painted.

    I like this building. I’ve only seen it driving by, but I think it fits in quite well with the rest of the block. Could be far worse with a Scarano.

    Yes, styrofoam is clearly more sturdy than brownstone, but much less beautiful when decaying.

    But seriously, do you think the metal-looking green exterior might not be metal at all?
    Might it be styrofoam?
