This smallish one-family house at 346 Hoyt Street in Carroll Gardens, which sold for $1,650,000 back in 2007, just hit the market with a price tag of $1,850,000. It’s unclear when it was done (pre- or post-2007), but at some point recently the brick house was renovated. Even though the house certainly appears to be in good shape, its size (1,824 square feet, according to PropertyShark) makes the asking price a stretch in our opinion. What do you think?

The house across the street is in a different zone for schools, so that may be a factor, but yes, I’d rather have that one.
I have to agree with Textpert on this one. I hate the layout. And they manage to give it all the charm and personality of a hotel.
Well, being in PS58 is a plus, but I still think that Antidope, the house on 12th Street was far superior to this Hoyt St house. It was skinny but so is this one. 12th Street at least had going for it a particularly beautiful renovation and IMO a better location. I don’t get when people complain about 3 stories since that’s pretty standard for Bklyn houses (some are 4, but many are 3).
My take on the market right now is there is pent-up demand due to really low inventory – what I don’t get, since some properties are doing OK, is why so many sellers are holding back. I suspect it’s because it’s a spotty market – some places do sell quickly, but others still have troubles. It really does seem property by property and I am curious to see what happens when the inventory bottleneck opens up somewhat…
Unfortunatley the sellers will lose money on this one. I don’t blame them for trying not to, though.
MM, this is zoned for PS 58, which is generally a well regarded elementary school. I think it has the French bilingual program too.
Personally, I like windows in the bathroom. It’s tough to give up the space with a narrow house, but interior bathroom are depressing and would only be tolerable if space were at an absolute premium (e.g., if this was a a 2 family).
I think it will go for around $1.7 to a family that can’t bear to move to slightly larger houses in Prospect Heights or the South Slope
The home across the street from this HOTD is in great condition, is very large, lovely, is on a corner (with many side windows), and has a three car garage. It was asking 1.99M last month.
This tiny HOTD is sorely overpriced.
Saw that house in 2007. The current pictures look the same as then to me. I think they overpaid at the top of the market and the current price is nuts. But houses in Carroll Gardens still seem to go for nuts, so who knows.
in contract within 32 days has you surprised it went thru multiple open houses??? in this crapalicious market??? it takes two weeks for two lawyers to turn a document one time!!!

Also, 12th St house had a nice dry finished English basement that was being used as office/exercise space and looked as if, with a bit more touching up, could be nice living space. 12th St also had a nice rental for those who wanted that (I realize this is not for everyone though)…
