This new listing at 147 Kane Street in Cobble Hill just hit the market with an asking price of $1,800,000. Great location and decent bones (though the listing could use some more pics) but the house, which is described as being in “estate condition,” will definitely need some love. The question is whether this asking price is reasonable given the dough that the new buyer will have to sink into it.

  1. I thought the propshark said single family–wonder why there is a fire escape? is it legally required?

Perhaps this ‘rat squirrel house’ is reason price so cheaply considering original detail, not divided up, single family, great location and elementary school and 22′ wide.

  2. The listing says “Restore this estate condition home to it’s 1850’s grandeur or modernize to your specifications” Hope it’s the former rather than the later. Let those intent on ‘modernizing’ buy houses that have already been screwed up.

Just out of curiosity, could the fire escape be taken off if it’s in a landmarked area?

  3. CGar – Google it, lots of coverage on Curbed, et al.

New scaffolding and new permits this spring so I think someone is trying to eradicate the pigeons-rats-squirrels who have been living the high life.

  4. “CGar, double duplex baby. let me know when I can move in”

I was way ahead of you m4l, and already envisioned taking down the fire escape, and then read onefineday’s post. ^^^

onefineday, what is the infamous “rat squirrel house”??? I walk this block all the time, and have for many years, and I’ve never noticed, but it doesn’t sound like I’d want to be next door.
