This new listing at 147 Kane Street in Cobble Hill just hit the market with an asking price of $1,800,000. Great location and decent bones (though the listing could use some more pics) but the house, which is described as being in “estate condition,” will definitely need some love. The question is whether this asking price is reasonable given the dough that the new buyer will have to sink into it.

Ringo, ROFL! As I mentioned, since Biff and I tend to arrange the impromptus, the impromptus tend to be in Brooklyn Heights or Cobble Hill, along Atlantic or Smith, so hopefully you’ll meet up with us at one of those.

Responded in the forum, have to take a rain check. Was very much looking forward to meeting everyone but if I show up with my 18 m.o. daughter at a bar, the Park Slope blogosphere will have a meltdown.
WOW…really surprised that folks don’t see the potential for this one. Great area IMO, have friends who grew up along the stretch and other friends who have lived there the last 10 years. Good people around there is my impression from infrequent visits.

How can you make such a conclusion from a photo of the facade, a photo of a mantal, and a photo of a staircase?
From these photos, there is no way anyone can ascertain anything significant about the renovations needed, except the facade looks okay, the staircase looks okay, and one mantal looks okay.
The fact that the broker tells us that the home has been in the same family for a century, that it needs a renovation, and that we can see that there is a fire-escape (which suggest that the home has been chopped up into apts), and that there are only 3 photos, suggests that it’s not unlikely that the home needs a gut renovation, including new mechanicals. Or, at least, a very major overhaul.
Dave, listing says there’s a garden. I wouldn’t buy without a garden.
As for modernizing, sorry but I’d want a modern kitchen and baths. The rest of the house (more or less) can remain in the 1850s.
Fire escape takes a lot away from the building’s facade and would be a challenge for someone interested in the building to purchase to make an offer near the asking price.
Location is great.
