This new listing at 147 Kane Street in Cobble Hill just hit the market with an asking price of $1,800,000. Great location and decent bones (though the listing could use some more pics) but the house, which is described as being in “estate condition,” will definitely need some love. The question is whether this asking price is reasonable given the dough that the new buyer will have to sink into it.

In late 2003 my bid came up short on a freshly renovated townhouse (triplex + rental) on Cheever. East side of the street, so away from BQE. The ask was $1.4 mm. Just to put some context in. This place is $1.5 + needs renovation.

Many rowhouses were converted to rooming houses once upon a time. The fire escape probably dates to that period. I had not seen that at first. That will need to be removed asap. Fire escapes can pull on walls and cause a lot of harm.
So figure 10 to 15 thou for removal of the f.e. and for patching up the brickwork.
The house next door is an issue, but not a big one. Unfortunately in brownsotne brooklyn one never knows what the situation next door is. I rather it be this than some financier who wants to dig out the cellar foundations to put in a lap pool.
1) I’ve seen plenty of 1 and 2 family CofO brownstones with fire escapes; I grew up in one of them. A lot of them were effectively SROs but without the SRO certificate — not sure what the rules were there.
2) I’d assume that the broker showed the three best photos that he could get out of the house.
Depending on how the property has (or hasn’t) been maintained, you could be looking at doing
-roof
-heating
-plumbing stack
-electricity
-floors
-paint stripping
-bathrooms
-windows
-kitchen
At that point, you are basically talking about a gut reno, but it is actually much more expensive, as you want to preserve the mouldings and plaster. I’d assume it is as bad as a shell.
This is $$$$
3) This is 1/2 block from the BQE/hicks st, and .8 miles from any decent subway. It isn’t convenient to midtown, nor is it convenient to downtown, but it could appeal to a rich arts type who wants to work at home in a luxury condo-like cocoon.

Actually, there has been I think three homes for sale on Cheever St alone (which this HOTD faces) within the last 6 or 8 months.
Plus, this home is too close to the BQE.
Kane St is great when you’re a block or two closer to Court St. But where this home is, even though the BQE is sunken, you can hear it buzzing overhead like a hovering spaceship.
How does the BQE sound reach the street? I don’t know. Does it bounce off the clouds?
I bet it goes for ask or close to ask. Beautiful house (as far as anyone can tell), great neighborhood, PS 29. There isn’t a lot of inventory in this area. The rat squirrel house will one day be fixed up.
AND you’ll be a few blocks from Norah Jones. You might even score an invite to her pool party.
I see fire escape but since CofO still says single family and don’t see a bunch of phone #’s registered to house still seems not divided up. Maybe there is more to story.
But from picture of outside of house and 2 pics of inside seems to indicate a very well maintained house even though kitchens/baths/mechanicals old.
