We like the look and feel of this South Slope brick house at 391 12th Street. It’s been tastefully renovated and still has plenty o’ original charm. The big catch is that it’s only got three floors, which makes the asking price of $1,750,000 feel a little hefty in this market. Do you agree? 391…

Nomi, come see my house…I paid $320 psf for it and it was fully renovated…with lots of architectural detail…kitchen is not as nice as this nor “open” like this one but 2 bathrooms are much better after I put in another $39 psf for them plus the landscaping plus the steel deck….that’s $359 psf…I can make you a giant open kitchen with a powder room like this one for less than another $39 psf ($100,000). First floor apt has tile bath and granite countertop kitchen.
I’m kicking around the one family Italianette frame..636 Jefferson Ave… BOTD on here a few weeks ago…it’s 1,180 sq. ft….could buy it for $225,000 $190 psf) and put $150,000 into it to make it 1,480 sq ft and totally RESTORED…all new systems, windows, everything…that’s $253 psf…would a one family like that sell for $500,000 in Bed Stuy??? I’m not sure.

Wait, is that clear? I am renter; I like to see low prices. Though, since I have a heart, I don’t like to think of people who are taking a serious hit on a house that they put work into, etc. and have to sell at a loss. Yeah, you bashed that beautiful grey on that lovely Brooklyn Heights house. “Did they get it from the Navy Yard?” A color is only a color in relation to what surrounds it, and that grey SINGS on that house! John, “gang” is a strong word. A bunch of people who are a constant and noisy presence on the block, and who love their car audio equipment and tend to use open windows instead of phones or doorbells to communicate with each other. This house is part of a nice, short stretch of brick rowhouses that happens to be smack in the middle of the noise crossfire. I don’t know what it is like today, but the noise drove us nuts 15 years ago when we lived more or less across the street, and a lot of those folks are still on the block. Anytime I was woken up in the middle of the night by yelling or loud music, if I even opened the window to see what was going on, someone would yell “don’t you dare call the cops you f%^&*ng yuppie!” Even the old timers will tell you no other So Slo block is quite like this.
I doubt it is quite like that today, but due diligence is required unless you don’t mind this. You would definitely want to hang around the block a bit on warm summer evenings, particularly once school is out, before lockin ginto a contract. Lower part of the block is less attractive but much quieter.
