We like the look and feel of this South Slope brick house at 391 12th Street. It’s been tastefully renovated and still has plenty o’ original charm. The big catch is that it’s only got three floors, which makes the asking price of $1,750,000 feel a little hefty in this market. Do you agree?

  1. LOL, Curious George. $882 psf here or $320-380 psf equally nice renovations in Bed Stuy.

The economy has already taken it’s toll and is turning in case you haven’t noticed.

  2. This will go for very close to ask. Nice renovation and great location. The heftiness in price is mostly for the park slope premium, which is significant these days because of the risk that the economy will take a significant quality of life toll on more fringe neighborhoods like clinton hill and bed-stuy.

  3. I like it a lot – think it is too expensive, but I love seeing people pushing the upper limits of price. It is making me feel better about the market. We’ll see what they get….

  4. The basement aprtment has an excellent layout. It will command a higher rent than others, including mine, that have a more chopped-up feel.

The owner’s unit seems to have a nice layout too, including the elusive parlour floor powder room…yard and deck are very nice.

  5. Lovely house, and I like the location. But by my calculations, it’s 1,980 sq ft (ex basement), which means the asking price is $883/sq ft. It’s a beautiful house, but this is outrageous even if we took the hot tub time machine back to 2007.

25-30% off ask gets this done.
