you could be right about the insurance but with many of these houses hard to say if city does have real CofO records. And to insurance co….depends on how insure.
If look closer at floorplan, looking more like a double duplex. 2nd staircase from garden to parlor.
If zoning allows, doesn’t seem that big of a deal to do a triplex + garden level if one wanted that.

The fact that this is listed as a one-family indicates that the owner did not file the renovations with the DOB. That could be problematic. If, for instance, there were to be a fire from the upstair’s kitchen, you would be handing the insurance company a perfect excuse as to why they would NOT pay for your claim.
Beautiful street but the proximity to the Homeless shelter a block away is a big turn off , especially since the mayor closed some shelters in Manhattan and bounced all the homelesses to the Armory on the corner of Atlantic & Bedford.
Not good for safety, not good for property value!

If want to use as 2.. Have 2 duplexes. Although lease would not be valid if only 1 family cOFo.

A few unfortunate choices, but great bones that should motivate someone to tinker with the kitchen, the stoop and assorted miscreants. The real issue: it’s a 1-family with 2 kitchens. Some appraisers are not forgiving with that.
It would be best to keep it as a 1-family and remove the appliances upstairs.

Wasder, this is the CHN block always used when walking tour guided, newspaper articles, etc showcase the neighborhood. It’s beautiful, especially in the summer, with all of the gardens and flowerboxes in bloom, and a canopy of trees. It’s only a few blocks away from the A at Nostrand, as well as convenient to Foodtown and 3 banks at Restoration Plaza. There’s a lot of reno on this block, our back yards face each other, and I’ve been hearing a lot of sawing and hammering. I’d buy almost anything on this block, it’s great. Landmarked since 2007.

That staircase is doing something funky on the parlor and garden levels. I can’t figure out which way is up/down.
