“1km away from a superfund site”. Oh please. By that reckoning, all of Greenpoint and most of Carroll Gardens should be ghost towns.
This is an adorable house, especially if you don’t want/need tenants. The top floor bedroom layout is slightly awkward but could be fixed to allow all rooms to open off the hall. OK as is if you have young children.

So for anyone with a broken sarcasm meter, I live three blocks from the Gowanus Houses. I walk by said public housing 5-10 times per week. They’re just people in the nabe, but no Boerum Hill RE discussion is complete until the subject gets brought up (HINT: it will DEPRESS YOUR PROPERTY VALUE!!!).
What kind of folks will you be living near?

Therefore, you will have black people on your sidewalk. Everyday. Just so you know.
Where to start:
Building is 20×25. That’s 1500 of above ground square feet (optimistically).
One of the bedrooms is railroaded off of the other ones.
Over 1k psf, yet 2 blocks from two projects and 1km away from a superfund site.
Not my cup of tea, though the reno is reasonably nice.
Would not call this teeny tiny. More footage than the co-op of the day!
I like shallow houses like this. No dark middle rooms.

Good call.
Great small house IMO. The owners are really nice people, they did a nice and slow pay-as-you-go reno. Dig around and you will discover he has written three satire books, which for guys of a certain age (30s and 40s) will resonate.

The photos are a little .. . well, the one of the kitchen has an extremely deep depth of field . ..
Stoopid price. Apparent PJ insulation until you consider foot traffic on Bond. And only three stories + cellar (what I’d prefer but would not pay a 4-story price for). Next stop on the way down, please?
Update: 25 foot deep? Tis this true?

Sweet house. It might be that deep, because it’s kind of L-shaped, extra rooms out the back the right side. The garden is very small.
