you forgot from last week…..the negative proximity to Atlantic Avenue and dangerous intersection by Flatbush Avenue. Just ask Pigeon and Donatella (I think).

I’ll stay outta the thread the remainder of the day, I am clearly too thin skinned about anybody pooh poohing my nabe.
A finished room in a basement does not count toward square feet?
shillstoner is finally correct about something. This is not worth $1,000 psf if that’s what the square footage is.
FYI – the bldg is 20 x 35 with the addition. You have four levels total = 2300 sq ft. How much do you need? 440 sq ft garden.
PPSF works out to $706, which is below most if not all listings in this ‘hood (unless you over by 3rd/4th ave or below Wyckoff).
Teeny tiny…but three times what I am living in now (sans private outdoor space) and more than twice the square footage of what fits into the budget for our next move.
Y’all must living in 5,800 sq ft italianates.
So, all of the people who own property in or around this neighborhood think that 1.625M for a 1,500 square foot house with 2 bedrooms and an office and garden-level only entrance is a deal. That convinces me! I’ll take 3.
Such a cute house, and I really like the reno, too. The price is a bit high for the size, but not crazily so. Since there isn’t that much inventory at this price point, they might get a bit of a premium in terms of psf.

The block is fine but gets a lot of auto traffic in in AM.
