We’re loving this new FSBO listing at 544 3rd Street in Park Slope. The one-family limestone is a gorgeous time capsule, complete with woodwork, wallpaper, stained glass and alcove sinks. Heaven! The asking price of $2,675,000 looks pretty reasonable in light of the recent sale of 607 2nd Street for $2,700,000. What do you think?…

This will sell for $2.5M at least. Mark my words.

Yeah, it makes you feel warm and fuzzy when a total stranger also recently plonked down $2.7m for a comp, must be worth now.
A PS321 limestone landmark reasonably close to the park, with recent comp next block over? i’d agree with Mr B this is easy to price. Buyers like recent comps, it lets them sleep at night. That one had square footage including the basement, so equivalent (incl extension) per my calcs this one would be just over 4000 sf. The comp went for $583 per sf, – so lets say for this one $570 per sf (not quite a park block) would be in the ballpark of $2.280. Of course if there is some grand backyard landscape architecture going on it could go for more. I mean, you’d think there is some wow landscaping if you googled the seller – but i don’t see any backyard pics.
I don’t think it goes for less than $2.2, the market is probably a little firmer since the comp went into contract. $2.5 max, so my widget is $2.3 as we are in an optimistic market in PS.
Because the listing is silent as to the mechanicals, I will assume the home needs new electric and plumbing.
If it is otherwise, the seller should indicate such in the listing.
If the home does needs new electric and plumbing, it is far overpriced.
Oh, forgot to mention, LOVE the dining room ceiling, what I can see of it. The built-ins are nice too.

Why, in fact, many wealthy persons appear just like average folk, not slaves to fashion. Some would focus more on their holdings than their image. It’s only the nouveau riche and the egocentrics who need to flash their wealth. I think Bill Gates looks schlubby + “worn-out” and he’s among the wealthiest. Not arguing, just sayin…
ROFL, $2.7m = B U B B L E….Guess it hasn’t popped in P.S yet. These same homes were barely cracking the $1m mark just 10 years ago….and it was no easier to swallow that price then, go figure.
So nobody likes teens Beaux Arts or wedding cake or whatever it’s called? This house doesn’t have to look like “I Remember Mama.” Shame to change the layout or any of the doors or baths etc. when so much is original. Plus, it’s 20th C so well adapted to modern life. My grandmothers were both living when this house was built. It was practically yesterday.
I love the exterior. As much as I like brownstone, it is so much more fragile. My challenge would be to try to lighten the feeling a little by brighter lighting and a creative use of color that works with the wood. Although the wall paper works, it is not my taste.
