Comps bottom at $750K. It’s narrow. Typical Fort Greene 20-footers will bottom at $1M. But we’re far from bottom and Jerry’s good. This’ll close above $1.6M. That buyer will regret paying that much.

This is an attractive brownstone. I like the two-bay homes. however 1.7 million is a large number especially if it needs repairs and updating. I’m not sure if “park block” can deliver the sufficient added value in this economy.
Half of this street is very pretty, the other half is not.
If you buy this home, you look out your window at that high school. Not so pretty.
Too bad this place isn’t one block over, on S. Portland Ave.

53 south elliot sold for 2.8mm or so a few months ago – that is same block (it was larger house though).
hard to tell how much work is needed since we don’t have pictures but i don’t think this trades below 1.5mm even if it needs a new completely new kitchen and some more work. it is a nice block and it is prime fort greene.
