As the new listing for this brownstone at 29 South Elliott Place freely admits, there’s plenty of cosmetic work that needs doing. The four-story house, however, does have nice bones and happens to be located on a park block on one of Fort Greene’s most picturesque streets. It’s currently configured as an owner’s triplex over a ground-floor rental, arguably the most desirable set-up. The asking price is $1,750,000. Does that seem about right to you?

  1. How much do you think the garden rental can fetch a month? I am inclined to say $2,000-2,200. Is that crazy? The garden is obviously a pro, though I agree with others that the funky layout is a con.

    i just meant “better” or “more convenient” fort greene than living by washington. not that there is anything wrong with washington just i would prefer being closer to subways, the park and (yes) target&co.

    besides south portland between dekalb and lafayette, south elliott and oxford are in my opinion next best (despite brooklyn tech). not sure what huge negative brooklyn tech is except the view which really to me isnt that crazy + does help the parking situation im sure.

    but coming back to this house, i do somewhat agree w/ maly – the big question is how much $$ has to be put into it, which i shall never know.

    if anyone sees it – would be nice to know their views.

  3. it is a pretty nice house, and it isn’t huge, you don’t need to have a huge family to fill it or an army of servants to clean it. It also has a nice rental unit downstairs. I would not be surprised if it sells for 1.6. Although I think Brooklyn prices in general are too high right now given the weak, weak economy.

  4. Looks like Jerry needs a new tape measure….how is it that the office on 4th floor is 13.5′ and the room adjacent is 18’…on the floor plan its impossible.
    Maybe the living room can hold Care Bear meetings. Or little girls can use it to have fun with their tea sets. perfect decor for that.

    minus 20% for being 16ft wide: $2,160,000
    minus 10% for being across a high school: $1,940,000
    minus $400,000 to fancify it 53 s. Elliott style: $1,540,000
    Fort Greene is pretty hot though, and there isn’t much inventory. Qui vivra verra.

  6. Good House, Brooklyn Tech block is unattractive. If this house was on S. Portland or S. Oxford it might fetch close to asking. I think this house will fetch around 1.3-1.4m at most.
